Landlord Fees

Fully Managed Service

Up to 15% of the monthly rent plus VAT.

Tenant Find fee of 50% of the rent will be charged on successful referencing and move in of tenants.

 

Tenant Find Only

Up to 75% of the first month rent.

 

HMO Management

Up to 50% of the first month rent.

Monthly Management fees between 8% – 15%  plus VAT

Tenancy Renewal Fee: £150 + VAT

Oversight Fee: 10% of works exceeding £250 Fees are deducted from monthly rent.

 If the rent is unpaid or the property is vacant, the management fee still applies.

 

Tenant Fees

Tenant Holding Fee

£150 Refundable Holding Fee (or 1 weeks rent, whichever is lowest).

 

Tenancy Deposit

One month rent, plus one month ‘bond’ tenancy deposit is required upon successful referencing and to be cleared before release of keys/move in.

We can charge a refundable tenancy deposit at five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above.

 

Tenancy Changes

A fee of £50, or reasonable costs incurred if higher, if changes are requested to tenancy agreements.

 

Early Termination Charges

Fees associated with early termination of the tenancy, when requested by the tenant. This amount maybe the full agreement amount or an amount agreed to cover a new tenant as agreed by the landlord.

 

Replacement Key

The cost of the replacement key and costs incurred to obtain. This typically is charged between £20 – £50 per key depending of cost of keys.

 

Late Rent

The landlord reserves the right to charge interest (calculated from day to day) at 3% over the Bank of England base rate on late payments over 14 dyas and the landlord may recover the interest as though it were rent.

 

Utilities

Tenant is responsible for payment of Council Tax (or any other similar charge replacing the Council Tax) during the tenancy in respect of the premises or, if the landlord pays it, to reimburse the landlord.

All associated charges in respect of the use and supply at the premises during the tenancy of any telephone service, of electricity, gas, oil and any other relevant fuels, water and environmental services etc.
